What is a home measurement or floorplan service?

A measurement service is just what it sounds like: Based on what you need, an appraiser will measure the home's dimensions and square footage, then draw a basic or highly detailed layout. The appraiser's report and floorplan is a form that can be used to prove the precise Gross Living Area (GLA), the sum of all livable space, of your home. These services are useful and often essential when challenging property taxes or selling a property.

How does a floorplan service work?

During a home measurement service, an appraiser measures your home with a measuring tool — generally a tape measure or laser measuring device. As they walk the home, they make note of the layout of the rooms and other features, like closets, hallways, and fireplaces. They might sketch the property. Then, the appraiser types up a report and a more detailed floorplan showing the total area of the home and the overall layout. The resulting report is a document that can be used to prove certain details about your property — like the Gross Living Area (GLA) — on tax documents, property listings, and more.

When is a measurement or floorplan service needed?

Real estate taxes

Tax records frequently reflect incorrect area of a property because the values can come from several sources, and occasionally go unproven — which means you may be paying for more square footage than you own! Unless an appraiser has completed a recent valuation or home measurement service on your property (after any renovation that might have affected square footage), you'll need an appraiser to perform a home measurement service before disputing your taxes. An appraiser will establish the accurate Gross Living Area (GLA) of your property so your taxes can reflect the actual square footage — and you can stop paying more than your house is worth.

Putting your property on the market

A floorplan service can ensure that you're paid fair market value for your property. Living space is one of the most important elements potential buyers look for when purchasing a house — but since square footage values are frequently estimated rather than properly measured, your property listing may reflect less Gross Living Area (GLA) than it actually has. An inaccurate GLA not only reduces the potential selling price for your property, but possibly even the number of interested buyers. The only dependable method of using an accurate GLA when listing your home is to refer to a previous appraisal or home measurement service performed by an appraiser (after any renovation that might have affected square footage).

Information for real estate agents

To make certain that your client's property sells at a price that appropriately reflects true market value, we recommend requesting a home measurement of the property. Clients, and especially potential buyers, will be grateful for your attention to detail, and you can be assured that the GLA on your client's listing is truly representative of their home. A floorplan can also be a great marketing tactic to attract potential buyers since they can review the layout and features of the property before and after a showing.
